The Crown Estate is a property portfolio that is owned by the Crown (not the monarch personally). In the Middle Ages, the income from the Crown Estate was supposed to cover the cost of government. As government expenses became far greater than the Crown Estate's income could ever pay for, the monarch made a deal with the government. The monarch was paid a certain amount of money to fund royal expenses (the civil list then, now the sovereign grant), and in return, the government got all the income from the Crown Estate. So, the relationship between the Crown and the Crown Estate is that the Crown Estate is property managed on behalf of the Crown but is not personally owned by the monarch. I believe that if the monarchy was to ever be abolished, the Crown Estate would remain government property - it would not revert to King Charles III.
